§ 46-3. Plat required for subdivision; nonapplicability of chapter provisions.

  • (a)

    No division of land within the village or within its extraterritorial plat approval jurisdiction shall be permitted if it results in a subdivision unless a plat of the subdivision is permitted and approved in accordance with this chapter and Wis. Stats. ch. 236.

    (b)

    In addition to the provisions of this chapter and Wis. Stats. ch. 236, all subdivisions shall conform to the zoning requirements, the official map for the village and its extraterritorial planning area, or any future such zoning requirements or master plan when adopted by the village board.

    (c)

    This chapter shall not apply to:

    (1)

    Transfers of interests in land by will or pursuant to court order;

    (2)

    Leases for a term not to exceed ten years, mortgages or easements;

    (3)

    The sale or exchange of parcels of land between owners of adjoining property if additional lots are not thereby created and the lots resulting are not reduced below the minimum sizes required by this chapter or other applicable laws or ordinances.
